Concept and location
Maxis is a new 8 acre office campus development by Terrace Hill, standing on a prominent location overlooking Farleymoor Lake in Bracknell. The development provides a landscaped environment, providing open areas and tennis courts. The site is well located with close links to the M3, M4 and M25.
Accommodation
The scheme comprises 3 buildings totalling 272,000 sq.ft with on site parking for 800 cars and 154 bicycles. With floor plates of up to 23,000 sq.ft Maxis offers some of the largest new floor plates available in the Thames Valley. Each building provides Category A specification andfloor to ceiling heights of 2.75m.

Sustainability
The measures we will be undertaking to continue our policy towards sustainable development will include:
- BREEAM “Very Good” rating targetted
- Air conditioning by a VRF system designed to achieve a minimum 26% carbon saving above Part L requirements of Building regulations 2006.
- Recycling of demolition and excavation material.
- Living 'green' sedum roof to provide rainwater attenuation and absorption of carbon dioxide.
- Re-use of a brownfield site.
- Rainwater harvesting for landscaped areas.
- Energy saving lift control technology.
- Significant Cycling provision including showers, etc.
