Terrace Hill Signs E.ON and Pret a Manger at 129 Wilton Road

Terrace Hill is pleased to announce that it has successfully let more than 22,000 sq ft of office and retail space at its recently completed 60,000 sq ft mixed-use development at 129 Wilton Road, Victoria, SW1. Terrace Hill has leased the sixth, seventh and eighth floors of the building to E.ON UK Plc, one of the world’s leading energy companies, and the ground floor retail unit to UK sandwich chain Pret a Manger.

E.ON has signed a 10-year lease for 19,857 sq ft over the three floors, at rents ranging between £68.50 and £72.50 per sq ft. At among the highest rents recorded in Victoria, this letting is a clear indication of the demand that exists for high quality space in the area.

Pret a Manger has taken 2,179 sq ft of retail space on a 15-year-lease on the ground floor of the double fronted development, located adjacent to London’s Victoria Station on Wilton Road. The unit will produce an annual rent of £100,000 (£82.09 per sq ft zone A).

As a result of these latest lettings, there are now five floors of offices remaining of 8,000 sq ft each.

Terrace Hill completed development works on schedule in March 2008. Previously a 1960s office/car park the property now comprises eight storeys of new office and retail space, with a 12-storey residential block to the rear, together with a 20-space car park.

In line with Terrace Hill’s policy of promoting sustainable development, 129 Wilton Road incorporates a number of features such as ground source heat pumps, designed to lower energy use, thereby helping it to achieve a BREEAM and Eco-Homes "very good" rating and meet the GLA’s guidelines for renewable energy.
